Frequently Asked Questions

How much does it cost to build a home?

Southern Homes presents a comprehensive overview of current construction costs for various types of residences. Following this overview, we examine the specific features and options selected by each homeowner that can significantly influence overall project costs. For example, we have constructed a 3,000-square-foot home for under $600,000, while another home of the same size exceeded $1 million. Ultimately, many cost factors are determined by the choices made by the homeowners themselves.

How long does it take to build a home?

The timeline for construction depends on the specific city or county due to variation in permit processing times, which may be slow in certain areas and are outside Southern Homes’ control. Once construction commences, progress is subject to weather conditions. Generally, after concrete is poured, the home will typically be completed within six months. Homes with more complex designs or special order requirements may require additional time. In some instances, completion can occur in as little as three months. The project’s size, features, and level of customization also play significant roles in determining the overall construction schedule.

Are there financing options?

If you have arranged financing with a financial institution, Southern Homes is committed to collaborating effectively with your lender. We generally advise consulting with your own financial institution, working with a mortgage broker, and then reviewing financial options with one of our recommended lenders. By considering these strategies, you will be able to select the financing solution that most appropriately meets your requirements.

Do I need a realtor?

No, engaging a realtor is not required to begin the home building process. Southern Homes collaborates directly with clients throughout each stage of construction. Nevertheless, if you are currently represented by a realtor, Southern Homes is pleased to coordinate with them as needed.

Do you offer a warranty on your homes?

Southern Homes offers a thorough one-year warranty on your residence. Numerous products are covered by additional warranties, including shingles (20–50 years), siding (limited lifetime), and HVAC systems (5–10 years). Homeowners have the option to obtain extended warranties through recommended providers.

Do you handle permits & inspections?

Yes. Southern Homes manages the permitting process and coordinates all required inspections with local city and county authorities.

Can I make changes during the build?

Yes. While many decisions are finalized before construction begins, we understand that ideas evolve. We work with homeowners to accommodate changes when possible and clearly outline any cost or schedule impacts.

What makes Southern Homes different?
