What To Expect
Our Process
Southern Homes guides you through every step of building your home, from the initial planning to the final touches.
1. Pre-Build
We kindly request that you consult with us prior to purchasing your property so we can verify its compatibility with your vision for a future home. Our team will conduct a site visit and provide a comprehensive assessment to determine whether the property is suitable for your intended home design, budget, and long-term needs. Additionally, we offer guidance when selecting your home plan, as various designs and architectural styles carry different costs per square foot. This process establishes the foundation for building your home in collaboration with you. We review anticipated construction expenses and offer recommendations or adjustments to ensure your plans are appropriately matched to both your property characteristics and financial considerations.
2. Consultation
We conduct a series of meetings to gain a clear understanding of your priorities and future vision for your home and property, enabling us to maximize these elements throughout the design process. Our team guides you through every stage of your home’s construction, providing detailed advice on all available options along with corresponding cost estimates. Thanks to our comprehensive interviews, there are no surprises as we transition from an empty lot to your completed home. Southern Homes is dedicated to realizing your vision through precise and quality construction. Our detailed contract fully encapsulates all aspects of your build.
3. Design
The integration of your home design is a key aspect of our consultation process. Additionally, we provide expert guidance for any modifications you wish to make to your home plan. We ensure compliance with all local and county building regulations specific to your area. When necessary, we will coordinate with the Architectural Committee of HOAs and ensure your home meets every requirement. We will review the construction timeline and outline vital decision points. Our architect or designer is committed to fully customizing your house plan. Whether your ideas originate from detailed plans or informal sketches, we have the expertise to transform them into a personalized home.
4. Pricing
Once we establish the vision for your home, we work with you to determine pricing by reviewing all building options to ensure the construction cost reflects your preferences. We typically offer two pricing methods:
Fixed-Price Contract: You pay the agreed amount regardless of changes in material costs.
At-Cost Pricing (most clients choose this): Materials and labor are billed at cost with detailed, transparent pricing for every aspect of your build. This allows you to explore creative ways to reduce expenses, with our builder fee assessed as a flat rate.
We do not use a cost-plus model (such as charging 10% or 15% of the build price), where higher-priced materials would result in higher fees. We believe a flat fee is fair, as the installation effort is similar regardless of component cost.
No upfront payment is required – compensation is earned only after each stage is completed. If your home finishes under budget, all savings are returned to you. For example, if the project is completed $15,000 under budget, that amount is refunded. We also minimize loan draws whenever possible, helping you reduce interest costs throughout the construction process.
5. Building
We provide a comprehensive build schedule that covers your property from initial site clearing through the completion of your dream home.
Clients are welcome to visit the site daily for guided walkthroughs of each stage of construction. Weekly schedule updates outline upcoming activities and milestones, while your specific requirements – including the timely integration of personally purchased items such as front doors, tubs, and light fixtures – are incorporated into the build timeline.
Bi-weekly financial reviews are conducted for transparency and effective budget management. Weekly construction updates and progress photos are also provided to keep you fully informed throughout the project.
6. Final Inspection & Move-In
We give you a Homeowners Handbook and walk you through how all the appliances, fixtures, and other features in your homework. We review any maintenance needs together, inspect the property with you to confirm that it complies with all local, county, and state building codes. We then formally welcome you to your new home.
7. Warranty
We offer a comprehensive one-year “bumper-to-bumper” warranty on all items within your home. Additionally, many specific components – such as HVAC systems, roofing shingles, and appliances – are covered by extended warranties. Throughout this period, we will proactively check in to ensure your home’s reliability and promptly address any issues that may arise. On your one-year anniversary, we will conduct a review with you to help prepare your home for the years ahead.
